Our clients were looking for a specific school and a home with a very large lot to accommodate a pool for their 3 boys. The husband, being analytical wanted to understand every step of the process. His wife, on the other hand, wanted a home with high ceilings, light and bright with living space separated from sleeping quarters.
After exhausting every online, off-market, coming soon list of homes, they were ready to make an offer. I coached them on what it takes to win. They only followed some of my advice, therefore we did not get the house, they were heartbroken.
We dusted the defeat feelings off and got back to hunt for the next home. A few months later they fell in love with a fixer-upper with a very large yard to renovate just the way they envisioned. I laid out a strategy for winning. They listened to almost all of my advice on the next few offers we wrote but missed out again.
This time they were really sad and wanted to put the search on hold. I encouraged them to keep looking and had a heart to heart conversation with them. In this market you need to listen to your trusted adviser to guide you to the finish line, otherwise, they will be chasing the market with rising prices. Right after, found another home that met most of their needs.
I laid out the winning strategy one more time and reminded them that buying a home is not an exact science, there are numerous moving parts such as market dynamics, competing buyers, seller’s motivation, etc.. As part of the offer packet, we even decided to add a video of mom, dad and 3 boys describing how much they love the home and how they would enjoy it as much as the current owners. They followed my advice and won the multiple offer competition.
If you are thinking of buying or selling, but are unsure of where to start, I can guide you through the journey. All I need is your destination and I will be your GPS to get you there.
